With the largest capital allocation to real estate, your portfolio spans three properties across Riga's strongest commercial sectors: prime office, logistics, and retail. Every asset is individually selected for yield quality, tenant creditworthiness, and long-term appreciation potential. You also gain access to off-market opportunities — properties that never reach public listing — through our network of local developers and institutional sellers.

**Portfolio profile** Asset 1: A 110 m² Class A office on Elizabetes iela (Old Town adjacent), leased to an international law firm. 7-year lease. Gross yield: 9.4%. Asset 2: A 350 m² last-mile logistics unit in Mārupe, leased to a Baltic courier operator. 10-year lease. Gross yield: 11.2%. Asset 3: A 75 m² street-front retail unit on Tērbatas iela, leased to a specialty food retailer. 5+5 year lease. Gross yield: 10.8%.

Blended gross yield: 10.5%. After all SPV costs and comprehensive tax advisory, the net investor return targets 9.4% annually — paid quarterly.
