This option is designed for investors seeking exposure to selected income-producing commercial real estate in Latvia through a dedicated project company or SPV.

Each opportunity is assessed individually. The investment documentation sets out the property, tenant, lease terms, financing, operating costs, projected cash flow, risk factors, governance, and exit strategy. The minimum investor contribution is project-specific and typically starts from EUR 150,000.

Where the investment is intended to support a Latvian temporary residence permit application, the company and share-capital structure must meet the applicable statutory requirements. Typical property profiles may include single-tenant retail, roadside restaurant, office, logistics, or other income-producing commercial assets. Preference is given to properties with an identifiable business case, established tenants, and documented lease income.

Any yield or return shown in a project proposal is a target or financial projection, not a guarantee. Actual distributions depend on rental income, financing costs, operating expenses, taxes, tenant performance, and the eventual sale value.

Ongoing administration may include accounting coordination, reporting, tenant and property-management oversight, tax filings, and other services defined in the project documents. Exit options may include a property sale or a transfer of shares, subject to market conditions and the applicable agreements.
